1. Call to Order ~ 7:02 PM
2. Establish Quorum ~ All board members and Sue from PMS Management present
3. Read or waive and approve meeting notes from 11/21/11 (Any feedback on the notes – get

4. Financial Report:
4.1.
$250 KEY DEPOSITS have been reversed and are listed as LIABILITIES NOT Other Income
as Ameri-Tech had classified them. Sue has also discovered we are out
of balance on our balance sheet by $1201.38. We are out of balance to
the good ~ otherwise we would be looking at an audit. As far as Sue is
able to see without a full blown audit, this Out of Balance has been on our books for years (PMS became our
property management company November 1, 2011 Ameri-Tech HAD been our
property management company from June 2007 – October 2011) Bring us back into balance – Evelyn Motion, Kathleen

4.2.
Bank Coupons for the Year shall go out SOON (PMS upgraded systems for the new year
and had a glitch – BUT the dues stayed the same as they have for many years now and are once again $557 DUE No
Later Than Feb 1, 2012 (days start counting to lien at that point and they go quickly … and the late fees are
racked up at 18% … watch for the mailing and I will update the website and these notes when the coupons are
received, if you do NOT have them when I say I have them – e-mail Sue)
4.3.
Delinquencies – one fine amount had been listed as an assessment on a property by
Ameri-Tech … Sue said this is actually incorrect and the fine should be listed separately – Evelyn Motion, Bill
2nd – Classify the fine properly. Unanimous (Sue Next Step)
4.4.
Budget – on budget and doing well ... Investing in two CD’s (money
market? Whichever provides better return. Two $25k – one for 3 months, one for 6 months Frank Motion, Bill

5. Violation Status
5.1.
1st – 2nd – 3rd – Fines – Spreadsheet of violations
– letters and fine.
5.1.1. The
fine next level is legal – and we do not want to have to do this, but do this we will if we must. Which is a definite LOSE for everyone and a most positive way of creating bad
neighbors which I do not think is what ANY one wants.
5.1.1.1.
Sue to extend a gracious Merry Christmas, Happy Holidays please follow the deed
restrictions of the community YOU chose to purchase in, contact (e-mail, phone, letter, visit? Sue does not have any contact info other than address) to home owners with board
decision of how to proceed due at the Tuesday Jan. 17 HOA meeting. (Work MUST be done by 1/17/12)
6. Old
Business – Sand Pile to the south of our entrance and the leaning wall of RiverWatch.
6.1.
Sandra Gonzolas District Project Engineer will be looking into how this got to the
point we are at (it is a “Civil Matter”?) we may expect to hear from her after 1/10/12.
6.1.1. To
help mitigate the issue of the wall leaning and shore up its base, Sue will contact the owner to see if he is
amendable to pushing sand against the wall to assist in stabilizing (?) (stop the lean of) the
wall.
6.2.
Culvert clean out – Company: A Little Off The Top gave bid for culvert clean out
(storm drain openings to dry retention ponds) $475 to clean all – Kathleen Motion, Evelyn 2nd Unanimous

6.3.
Lock at dock has been welded to the chain and gate.
7. New
Business
7.1.
Fire Department Ingress / Egress at the end of RiverEdge Dr – needs Knox Box that is
to “their prescription” new lock on order. Community member asked
about access for community members … Lock and key ~ combination … under consideration for possible future inclusion
(?)
8. Maintenance Report
8.1.
Landscape Report
8.1.1. Entrance Trees – one tree left to be addressed.
8.1.2. Florida (Deed Restricted) friendly grasses – St. Augustine, Floratam, Empire Zoyga (winter
review) and equivalent
8.1.3. Shade landscaping recommendations (Nick not able to attend) (Evie Next Step – find links for Florida friendly shaded area plants … post
online for review, comments, etc. at January 17th meeting)

9. Architectural Report – Sue said there are NO Open Architectural Submissions. If you are doing landscaping, painting, brickwork, etc. … PLEASE submit a
“Request for
Architectural /Grounds Changes” form.
10.
Board of Director Comments
10.1.
Christmas decorations for 2012? According to long time member the community used to
have decorations that volunteers would put up every year … but after so many years the decorations “fell apart”
plus there is the year-long storage of the items used to decorate. Thoughts?
