Maintaining Home and Community Value 

It is the duty of the Board of Directors, Ameri-Tech Property Management along with that of all homeowner’s to maintain home values in our community. Only by working together can this be accomplished.  

 

Request for Architectural /Grounds Changes 

Riverwatch is a Deed Restricted community and we are finding many occasions, where work that should have been submitted for Architectural review and approval has been done without proper forms or approvals on file. The architectural standards of the Riverwatch Community are part of the documents of the RiverWatch association and it is the responsibility of every homeowner to understand and comply with these standards. 

During the Board of Directors meeting 8/23/10 the Board elected to administer a fine in accordance with Florida Statutes, to any homeowner going forward that does not comply with the architectural standards set forth in our governing documents. The Board has approved a “zero tolerance” policy with regard to homeowners not submitting an architectural form; seeking approval prior to any work being done that requires prior approval.  If you are not sure, please call Tony at: (727) 639-1248  

Fines will start at $50 for failure to submit proper documentation; fines may be compounded daily with the cumulative fine being as high as $1000, again, this in accordance with Florida Statutes for this type of violation. 

Riverwatch Architectural Standards are listed on the web site, TarponRiverWatch.com, along with the architectural submittal form and contact numbers for any questions or explanations of the rules and regulations of those standards.  

If you do not have computer access you may call or write the management company listed above, and Ameri-Tech will send you a copy of the RiverWatch architectural standards for your files. 

Architectural Forms must be submitted at least 14 days in advance of any project start dates. In most cases, a response from the Architectural committee is received by the homeowner within 3 business days. 

The Board has also adopted an exterior paint color pallet guideline to be used going forward on homes in the Riverwatch community. The more than 50 paint color combinations are available upon request from the management company listed above prior to work commencing. The paint color chart is also currently posted on the entrance bulletin board at the boat dock area.  

The colors were chosen from the Behr paint line of exterior colors; if there is another manufacturer that has similar colors, you must submit a comparable color sample for review prior to any work beginning (Note: Our LOCAL Home Depot currently offers a 20% discount on Behr paint to Riverwatch residents) even if using the exact color match combination – you will still submit the form for approval – this covers you as well as our association.

Halloween/Trick or Treat 

October 31st falls on a Sunday this year.  If you would like to treat the goblins and ghouls who will be haunting our neighborhood that evening – leave your porch light on.  If you do not wish to participate, leave your light off … however if you are one of the spooky houses all decked out for the most hallowed of eves ~ lurk safe.   

 

Drivers – please be watchful for kids; big and small, young and old. 

 

Fall Clean-Up – Community Garage/Yard sale 

Tarpon Springs Fall Clean-up is Sunday November 7th – what better time to clean out ones garages, closets, cupboards and drawers and see if your trash IS another’s treasure in our second bi-annual (one spring and one fall) community wide garage/yard sale Saturday November 6th.   

Whatever does not sell, you may put at the curb by 7am 11/07/10 (see website for list of what they will and will NOT accept). 

If you wish to participate, please e-mail  and Evelyn will assure a sign is pointing toward your place. An ad will be placed to run the Thursday & Friday before the sale and Saturday, the day of the sale. Signs will be put out early (early) Saturday the 6th.  

Budget 

Please find enclosed the proposed budget and our corresponding dues. During our December Home Owners meeting we will vote on the 2011 budget.  

 

Annual Board Meeting – Elect 2011 Board of Directors 

February is our Annual meeting.  The Board of Directors for 2011 will be elected. Would you like to serve on our board?  Come to a meeting, call Tony or send us an e-mail.
