Our current "To-Do List" has 27 items some of which are closed.  Once I get the page list completely formatted and filled out the updates will be quick - however the flat lay-out of it is really going to suck as the projects begin to spagetti all over the place (as a trained Project Manager ~ my head pounds from beating it on the concrete - so I give up and am going with the flow) 
 
If you have input, feedback or additions ~ our "to-do" list is what I USED to pull our agenda's from. 
I may still create blog posts for our To-Do's one day, but not going to stress over it.
 
Our agenda will now have "Manager's Report" and the list Steve is working from is what we will use.

 6  Culvert work done by Stan C - Invoice 10-14-10 Paid 12-15-10 Work NOT done  Steve said Tony said Both Stan C & Richard Alt (SWFWMD) view it as a good job.  Alt inspected after Seminole Septic cleaned the lines from street to culvert by jetting it out.  The culverts Evie knows of have NOT been done.  Evie talked with Stan last year and he said his equipment had broken and then he got sick ... that is why the work was never finished.  Still waiting - Ed has taken pictures and the culverts continue to close.  O

 13  Landscaping by Blackrush Pond  While the grass is growing in, in spots there are a LOT of Ants and weeds.  NIK's to treat area for weeds and ants, and to price out putting down sod  
 14  The culdesac at the end of RiverEdge - include this area for weed and ant treatment.    NIK's will add this area to the area they routinely address.  Need to put this on the Landscapers list - so everyone knows what is inluded.  O
 15  Rust on sidewalks and streets  TS contacted to see if they will removed the rust from the road - nope.  Ameri-Tech will supply Snowcap removal solution and NIK's will spray probalemn areas after reviewing with Steve - at no charge to RW    O
 16  Pasco County Drain Request    Bob Baltzer of Pasco County was handling the case.  He is ill and his supervisor, Mauricio Guerrero, informed that the project is on hold.  The board has said no (when first heard this "request")  Seven home owners would be directly affected and our wetlands between our entrance, the playground and Anclote Vista.

As of the time of this posting, I have no violations update :-( Last one done 6/29 sent to us on 7/5 )-:

 Latest update rec'vd 8/1 from inspection 7/20 and notices sent 7/22  7/19/11 two weeks since last rec'vd and 7/20 is last timew since you observed?

 Community Upkeep / Update

 Spreadsheet being worked on. To me this is a CRUCIAL piece to success or not.

The spreadsheet Steve sent that I am working from to populate this and create our agenda for Monday is NOT this format - so it is VERY time consuming :-(

As I get Updated - I Update this website ... How is that for communications ...

Steve to send the board updates every two weeks. The updates will include violations AND Projects & To-Do's ... what is the current status.

Entrance railings Rusting through

Priority Welding bid: $5,319, Steve's bid: $7,971.50 Wilcox Steel bid: $9,750

Awaiting fourth bid and possibily a fifth.

Huge difference. Are we on the same page as to what we expect and what they are to deliver? It doesn't sound like it. We need an RFP and to include painting ALL poles and columns.

Received from Peachtree.

Dropped off to Nick on 7-13 for installation. To be installed by Nik's NLT 7/23/11

Question to board: How many keys do we want made for the board and who shall have them.

SHOULD it be locked, or just monitored?

Still waiting? Will check next time by. At least one for every board member and property manager.  If a home owner requests a key, they should also be able to buy one … the bulletin board SHOULD be for home owners use.

Community Upkeep - Dock covering

Avery $3,256, Gibson Marine $ 6,750, Voeller $5,730 and Sierra $4,995.

 Go with Avery ~ they addressed all issues we wanted addressed. AND were lowest bid. OPEN PROJECT TBA when project begins and ends and other stuff.

 Awaiting scheduling ... it will close the dock for THREE DAYS when work starts.  It will be during the week that the work is done.  Love how they bid with an RFP type bid, we can see what they plan to do.

Still waiting for plans from the City of Tarpon Springs. City official handling request is on vacation, and her assistant said she would take care of it upon return.

Steve was confused about what this pertained to. This has NOTHING to do with the city. Stan C. didn't do the work he was paid for?

Fallen tree and sign in water at Dock

Nik doesn't want to do because it's a protected mangrove. Ask for volunteers.

Is this really a protected mangrove area? According to community member here 12+ years, it used to be assessable and open when they bought.

Steve contacted Richard Hague who deals with aborist issues in Tarpon.

 Steve to check out (get copies of ALL of our plats and "stuff"). Volunteers to meet Saturday 7/23 9am - 10 am

 12   Move to FAQ Jacaranda tree Nik's planted it Thursday 7/14/11 Now needs to be watered daily for a minimum of 4 weeks (to ensure a healthy a vibrant tree)  This will be removed and the Jacaranda tree page will stand on it's own. Volunteers are Evie, Kathleen, & I think I heard a few more names. I will update this as I get more information.

  Move to FAQ Landscape - Cul-de-sac at end of RiverEdge dr  Common area is a part of regular maintenance by our landscaper (as do culvert openings)  This area is now included in the regular landscaping of the community.  This will be removed next month :-)  Steve to get with Nik's

  NOT voting yes, means every bank owned house with past due dues ... WE Pay the past dues.

How about a day set up at the dock, the playground entrance /exit with signs saying HAVE YOU VOTED YET? We can have blank votes, clip boards and pens.

Violators will get three warning before they go to the fining committee ... who is on 1st, 2nd, 3rd? Before it goes to fining, is that when it get' s the "window sticker"?

Easment question by home owner   All plat plans and association diagrams including drainage items, easements and whatever the City of Tarpon Springs' Karen Hartzog will be sending over for review to be applied to solving access problem.

 Steve says there is no easement for any reason so stay off this home owners property(?)

Pressure wash on complex. Wall from Crest Ridge and entrance way to be addressed at next board meeting on 7-18.  Bid from Darin Phillips accepted ... work was scheduled for 8/4 and I am updating this 8/8 - I hope that was helpful. Although the spreadsheet update WAS sent on 8/3 :-(  Molded walls and fencing at entrance to be pressure washed.

Pile of dirt to be moved at entry. Doug Gemmell of Tarpon Springs signed off after being satistied that the pile was 20 feet from wall with no drainage problems. Since no result from Gemmell, attorney Cianfrone sent cease and desist letter to Goodwin Bros. on 7-12 demanding pile be removed and demanding a date for which that will be accomplished.  Attorney contacted for update 7/28 - dirt began to be removed 8/2
