That is the essence of RiverWatch, a community close to the Gulf of Mexico, walking distance to downtown historic
Tarpon Springs, and yet so far from the hustle and bustle all nestled along the beautiful north bank of the
Anclote.

“I love the location of our home,” says RiverWatch community member Evelyn C. “It is very private, but we have
access to so much, so quickly. I enjoy that our home is less than one mile from U.S. 19, but usually hear no
traffic at all.”
Another community member Kathleen R. adds: “Our subdivision is within Tarpon Springs, a community that feels like a
town rather than huge suburbia.”
Of our 159 homes, 16 homes have private docks. The community dock near the entrance provides the keys to the
Gulf of Mexico 20 minutes away for the rest of our boating community members.

If picnicking and community bar-b-q’s are more your style, we have a covered area with two tables and grills.
The playground has benches set around so rather you prefer sun or shade, we got you covered, or not.
If quite stillness is what you want, there are benches overlooking the pond at the playground. And yes, the
ponds do support alligators so stay out of the water. They do make for some awesome pictures
though.

Welcome Pack
The homeowners association would like to extend a warm welcome to you as a new home owner in
Riverwatch.
Below you will find some basic information you may find useful, especially if you are new to Tarpon
Springs. We also include some simple rules that are written into our
covenants to ensure all our neighbors enjoy a safe, friendly and pleasant environment in-which to
live.
We would appreciate your co-operation in maintaining the standards the community expects and please take the
opportunity to read the full rules for Riverwatch ( the full set of Riverwatch covenants are available on our
website).

Local services:

While we do not want to over-play the issue of crime, we would appreciate all home owners being mindful of their
own safety and help protect our community…if you see something suspicious call the Tarpon Springs police on
727-938-2849 which is their non-emergency number (they will be glad to help).

The nearest emergency room is at the Helen Ellis hospital and can be found on Alt 19, go north out of Riverwatch
(the only way one may go) then make a legal U-Turn and go south on US19 to the light at Tarpon Avenue and turn
right. Drive about two mile west and turn left onto Alt 19 head south
for about two miles the hospital is on the left.

Post offices can be found in either direction on US19 go north to Mile Stretch and turn right the post office is
about eight hundred yards on the left, alternatively the main post office is south on US19 through the light at
Tarpon Ave and turn right immediately after Publix.

All major stores can be found on US19.
General information:
·
Garbage collection is carried out under contract from the City of Tarpon Springs, the collection is funded through
your utility billing along with water charges etc.

Garbage is collected on Mondays and Thursdays.
Monday:
General
waste.
Re-cycleable waste…Glass, plastic, paper, cardboard and aluminum cans.
Thursday
: General waste.
Re-cycleable waste…yard trash, such as tree trimmings bushes weeds etc.

There is also a waste collection facility in Tarpon Springs at Levis Street, travel south on US19 to Martin Luther
King Blvd. and turn right, turn left onto Levis Street. This is for
bigger household waste such as furniture, carpets etc. Re-cycle boxes
can be obtained here also.

Watering restrictions are in place in Tarpon Springs, it is your responsibility to identify the watering time for
your property. Some guidance can be obtained from the H.O.A. website.

The Homeowners Association maintenance and finances are managed by PMS management services… the contact for
Riverwatch is Sue Marino telephone number 727-216-3217.

Homeowner fees are payable on 1st January each year the fee amount is determined in the preceding
November each year.
·
Homeowner meetings are held monthly usually on the third Monday of the month in the community center in Tarpon
Springs just behind the police station and the main post office, look for a meeting notice that will be positioned
at the entrance to Riverwatch on the day of the meeting. All residents
are welcome and the board would actively encourage residents to participate in the meetings.

A key can be obtained for the community boat ramp for a nominal fee, contact Sue of PMS Management for obtaining a
key.
Policy
The homeowners association operates a fining policy for violations.
Generally this is preceded by three warning letters before a fine is imposed. For new homeowners with external problems an action plan should be submitted to
the committee before one month, the committee will grant a three month period of grace to allow time for the work
to be completed without initiating the fining process.
General rules
·
No parking overnight on the street.
·
No blocking the sidewalk.
·
No rubbish on display.
·
No dogs shall be allowed to roam un-leashed, dog waste shall be cleaned-up and removed.
·
External property shall be maintained to an acceptable standard this has been determined by the H.O.A. committee
members and is explained in detail in the rules. Florida friendly grass shall be installed including to the
easement area between the footpath and the road this is the resident’s responsibility.
·
Sidewalks shall be clean, free of mold and rust.
·
Mailboxes are a feature of the street, they must be of a similar design and should be free from mold and in good
repair.
·
No basketball hoops shall be on permanent display.
·
Any external modifications such as fences, landscaping or painting of the exterior property must be approved by the
H.O.A architectural committee by completing an approval form for review prior to the commencement of work.

please try and find time to read the association rules so you understand your responsibilities.
